Our mission is to create homes and communities that inspire people, foster family and community interaction, and make modern life easier, healthier and more comfortable - all in ways that complement and enhance the municipalities and environments in which we work.

We design homes created by world-class architects, which feature warm, modern design, functional amenities, and great price value. Our homes include natural, non-toxic and sustainably-derived materials.

The result of all this: healthier, happier homes that have a dramatically smaller ecological footprint than most new homes. The first Livinghome, designed by Ray Kappe, FAIA was installed in eight hours and was the first home ever certified LEED® Platinum by the United States Green Building Council. since then, we have built more Leed Platinum homes than almost any other design firm. We're proud of this.

LivingHomes are built at Plant Prefab, a company we setup that is the nation’s first home prefabricator which is focused on the construction of custom, high quality, sustainable homes. Plant ensures all LivinHomes have unsurpassed quality, and lower construction cost, waste, and schedules that traditional site-based approaches.

LivingHomes are available in standard or customized configurations to builders, developers and individuals.

We love design. Good design makes you feel good, more productive, happy. We exist to make sure you’re able to build the design you want, efficiently, predictably and without compromise.

Health & Sustainability

As a company, we're committed to building homes that are as healthy as possible, and that minimize their "ecological footprint" with respect to the resources they use for their construction, operation and eventual decommission. Homes built using traditional stick methods can be very unhealthy and extremely resource intensive. We work with your Architects to integrate sustainable, healthier building materials, as well as energy-efficient environmental systems and products. And we use paints and stains that minimize off-gassing of harmful VOC's (volatile organic compounds) that might otherwise disturb your lungs or afternoon Darjeeling tea. We practice what we preach: we recycle vigilantly; employ non-toxic building and cleaning materials; and employ energy and water saving devices throughout our facility.

Modular Construction

It's not your weird cousin's mobile home. Modular construction processes have been used to create long-lasting, high-quality office and industrial buildings, banks, schools—and homes for decades. In general, "modular" means that home construction takes place in a factory, before being assembled onsite in pieces or modules. Scandinavian countries, Canada and Japan all employ modular production as a major home-building technique. We use modular construction to build because it allows us to produce higher quality homes faster and with less cost and waste than traditional, "stick-built" (site built) methods.

By building off-site in a lower cost region, our labor costs are typically significantly lower than the higher cost metro areas we often serve. And our floor staff are full-time workers, so we avoid the mark-up and management fees of sub-contractors. As a result, our total costs are often less than similar site-based projects — again, in high cost areas. Current budgets for projects we’re doing range from $130/square foot (larger multi-family project) to $200+/square foot for some of our higher end, steel framed residences. Because we do custom work, our fees will vary based on the project requirements. Regardless, we provide fixed price contracts and no Change Orders – unless you make a change.
